Easy three-step process

  1. Step 1

    Start with your home

Use the first call to describe your Gulf Shores property as it stands today. Tell us whether you already host on Airbnb, who has the keys and which jobs are hard to keep up with. Bring your questions about management and explain what you would like someone else to handle.

  2. Step 2

    Review the practical details

Walk us through the bedrooms, bathrooms, guest limit and any shared facilities or access restrictions. We review comparable homes by hand for an estimate. Tell us what is ready for guests and what still needs work. Ask what else we need to know before you choose a management plan.

  3. Step 3

    Agree on the responsibilities

Ask us to spell out who handles the listing, bookings, guest questions and work between stays. If you already have cleaners or maintenance providers, explain what they do. Talk through who needs access to the calendar and property instructions, and which decisions you want to approve before anyone goes ahead.

What we do

A clear, hands-on way to manage a short-term rental in Gulf Shores, with the details handled by one team.

The Whale Rider + Ocean Views + 3BR is the Gulf Shores home in our booking collection. Its listing records three bedrooms, three bathrooms and space for six guests. Bring us the same details about your own home, along with the view and the rooms guests can use. Explain how guests get inside and who prepares the property between stays.

  1. Gulf Shores dining room with a long white table, coastal artwork and the open kitchen beyond

    Describe the stay clearly

Show guests more than the view in your Gulf Shores listing. Describe the sleeping spaces, bathrooms and rooms they can use. Explain which facilities are private, which are shared and where building rules apply, so guests can understand what they are booking.

  2. Gulf Shores condo bedroom and vanity with an ocean view through the glass doors

    Plan the work between stays

Each booking means getting the home ready for another guest. Talk through keys, supplies and who checks the property after checkout. Tell us how you handle that work now and where you would like help, including any jobs you want your current providers to keep.

  3. Gulf Shores walk-through shower with gray and tan tile and a glass door

Help guests find their way in

Think through a guest's first arrival at your Gulf Shores address. Share directions, entrance details and any rules from your building or association. Explain what guests need to do when they reach the property, including anything that may be hard to find on a first visit.

Listing and marketing

The Whale Rider's booking listing gives separate counts for bedrooms, bathrooms and guests. Do the same for your Airbnb, and tell us which beds are in each room. Point out any spaces guests cannot use. Check that the photographs and description show the home as you intend to rent it.

The Whale Rider's photographs show the rooms and a water view. For your property, choose images that show how the rooms connect and where guests can see the view. Tell us what has changed since the pictures were taken. If a photograph shows a shared facility, explain who may use it and any rules before including it in the listing.

Reservations and owner dates

Tell us how many guests you allow, any booking restrictions you already use and the dates you want to keep for yourself. If you are changing managers, bring the reservations you have already accepted. Ask who will handle those stays and who needs calendar access before you agree on a handover date.

Gulf Shores tourism officials describe summer as the strongest season and report steady spring and fall visitation. Your own bookings will depend on your home and available dates. When requesting an estimate, explain when you plan to rent and when you want to stay there yourself, so the homes we compare have a useful starting point.

Guest information and support

Write down the directions a first-time visitor would need to reach your home and find the entrance. Include any instructions from the building. Explain how guests get to the rooms and outdoor spaces they may use, and identify any shared facilities run by an association or someone else.

Bring questions that guests have asked before. If people struggle with a door lock or a piece of equipment, tell us so we can discuss clearer instructions. Ask who would answer guest questions under the proposed plan, when they would be available and which property contacts they should call for help.

Cleaning and maintenance coordination

The Whale Rider's saved listing records three bathrooms as well as three bedrooms. For your home, walk through every space that needs cleaning or checking before a stay. Tell us which surfaces, furnishings and equipment your providers already inspect, and point out any jobs that nobody currently handles.

Tell us where you keep supplies, who can approve a replacement and how you hear about problems after checkout. If you want to keep your own cleaning and maintenance team, explain how they work when discussing Partner. If you want more help, ask what Full Service would include for your home before choosing a plan.

Licensing and tax questions

Check which jurisdiction covers your property before relying on its Gulf Shores mailing address. The City's rental application goes through Planning & Zoning for review and requires a local emergency contact. Bring any existing license and contact records to the call. Ask how the proposed management plan would meet the requirements for your property.

Ask separately about permission to rent, the business license and who handles lodging taxes. The City tells owners using a management company to make sure taxes are collected and remitted on their behalf. Confirm who does that work in your agreement, and check with the relevant city, county or state agency if you are unsure.

Free income estimate for your Gulf Shores home

Request an income estimate for your Gulf Shores address with the bedroom count and your contact details. We look at comparable homes by hand and arrange a call to explain the results. Describe your rooms and view, and tell us what guests can use, so we can discuss homes worth comparing with yours.

Use the notes to add the guest limit, bathroom count and any building restrictions or shared amenities. Tell us if the property is already listed and which dates are booked. If you are getting it ready to rent, explain what is there today and what you plan to change before accepting guests.

At BnBGenius he works on the automation itself — the guest messaging, the task dispatch that fires on checkout, and the voice agent that answers the phone when a guest calls and nobody is free to pick up. He built it to give a host with one to five listings the tools a manager with hundreds of properties already has.

Gulf Shores Airbnb property management questions

Which management fees should I discuss?

Partner is 10%. Owner keeps their own cleaning and maintenance team.

Full Service is from 20%.

There is a one-time $500 onboarding charge.

Where does licensing start for a Gulf Shores Airbnb?

For a rental inside the City's corporate limits or police jurisdiction, start with the rental business license application. The City reviews zoning compliance and requires a local emergency contact and safety inspection. Confirm which jurisdiction covers the property and whether renting is allowed there. A Gulf Shores mailing address or an existing online listing does not confirm approval.

Who is responsible for lodging tax when a manager is involved?

Gulf Shores tells owners to make sure their management company collects and remits lodging taxes on their behalf. Its guidance also says an owner leaving a rental program becomes responsible for remitting to the state, county and city. Ask the agencies what applies to your location and booking channels, then confirm who handles each task in your management agreement.

What should I ask about staying in my own home?

Bring the dates you want to use your Gulf Shores home and the reservations already accepted. Ask how you would reserve time for yourself and what you need to do before planning a trip. Talk through both your own dates and the guest bookings you have already agreed to honor.

What information helps with a change from another manager?

Collect your current agreement, reservation list, access instructions and any license or tax records for your Gulf Shores property. Find out who controls the listing accounts and who gets the home ready today. Bring those details to the call, and check what your current agreement requires before choosing a changeover date.

What should I explain about shared building facilities?

Bring the building or association rules and explain which facilities guests may use. Note any access instructions, limits or details you still need to confirm. If your photographs show a shared space, ask how to describe it clearly in the listing so guests understand what comes with their stay.
